Toilet Repair in Austin, TX

In Austin, 53% of households are renting. The housing is mixed in age, 46% of it built before 1990.

Short version

Renting is the majority position in Austin, at 53% of occupied homes. A fixture in a tenancy is generally the landlord's responsibility to repair, which makes the lease the first document to look at and not the last. At 46% pre-1990, the housing gives no strong steer on flush volume, which makes the tank label worth a look.

Tank and Bowl is a referral service, not a contractor. We connect homeowners with independent contractors. Contractors are required to hold whatever credential their state or municipality demands. Every state page sets out who licenses plumbers there and where to check, so you can confirm before work begins. We carry out no work, we sell no fixtures, we do not set prices, and we never charge homeowners anything — the contractors in our network pay us when we route them a call.

Austin is a renting town — 53% of households rent. This page is still worth reading, because describing the fault accurately is what gets it fixed, but the tenant page is the one that applies to most people here.

What the age of Austin’s housing suggests

About 46% of homes in Austin predate 1990. That is close enough to even that the town average tells you very little about any one house, which is worth saying rather than dressing up.

What it does tell you is that both generations of fixture are common here, and they fail in different ways.

What is actually wrong with it

Work from the symptom rather than the fixture. Continuous running has a ten-minute test that settles it; water at the base is identified by when it appears rather than where; and a handle that does nothing is visible the moment the tank lid is off.

Ask what happens to the floor. A leak at the base has usually been going for a while by the time it is visible, and whether the subfloor and flange are sound is the difference between a seal replacement and a return visit.
